Tax depreciation schedules by state

The depreciation rules are the same everywhere in Australia; what a building cost to construct is not. What a standard 200 m² single-storey brick veneer house cost to build in each state and territory, excluding its plant, and so its capital works deduction of 2.5% a year.

By dwelling type

Built in 2025, a high-rise apartment's share of its building is priced at about 1.27 to 1.91 times a standard house's rate per square metre, by state. Each type has a page in every state, with what it cost to build there by year and the plant it typically has; beside each, its rate per m² built in 2025.
